Home Buyer's Have Three Options On Representation:
Listing Agent:
This is the agent you meet at an open house or someone you will speak
to when you call about a particular property you saw in a real estate
ad. The Listing Agent works for the Seller to get the highest possible
price with the best possible terms. When you call on a Listing Agent about
a particular property you could jeopardize your chances of being represented
without an additional cost to you!
Buyer's Agent:
A Buyer's Agent can work for a traditional real estate office (office
that list properties) and even be designated or assigned to you as a Buyer's
Agent. It's the latest of buzz words in real estate today. The problem
with this type of representation is, if you wish to purchase a property
listed by the same office, you are asked to accept a different type of
Agency, Dual Agency. We Believe an Agent can't serve two masters, the
same way an attorney can't represent both sides in a legal matter. We
are not in agreement with this portion on the new law.
Exclusive Buyer's Agent:
Works for your best interest 100% of the time, working to get the lowest
possible price with the best possible terms.
And, Exclusive Buyer's Agent will not enter into a dual agency-or any
other type of agency.
